Nile Stone launches Samaya Residence in October Gardens with EGP 2bn investment

Nile Stone for Urban Development has announced the official launch of its new residential project, Samaya Residence, in the October Gardens area of west Cairo. The development spans 11.5 feddans, adjacent to the Old Village district, with total investments exceeding EGP 2bn.
According to the company, Samaya Residence will comprise 430 residential units of varying sizes, alongside a range of complementary facilities serving both residents and the surrounding community. These include a commercial mall with retail outlets, restaurants and cafés, as well as administrative offices and a medical centre offering clinics and healthcare services.
The project adopts a mixed-use community model designed to provide daily services within the development. Nile Stone said around 80% of the total land area has been allocated to landscaped spaces, green areas and water features—significantly above the average for residential projects in the area. The landscaping concept draws inspiration from Asian-style gardens, emphasising open spaces and pedestrian-friendly environments.
Samaya Residence will feature a wide range of amenities, including swimming pools, children's play areas, walking and jogging tracks, cycling paths, outdoor exercise zones, a gym and health club, family gathering and barbecue areas, a mosque, co-working spaces and a covered parking garage. The project also incorporates advanced security systems, smart access gates, fire safety infrastructure and electric vehicle charging stations.
The architectural design was developed by architect Raef Fahmy, who said the design philosophy focuses on spacious layouts, natural light, open views and flexible internal configurations that allow residents to adapt their homes to evolving needs.
Nile Stone has launched the first phase of the project with prices starting at EGP 23,000 per square metre, offering payment plans extending up to 10 years, the company said.
Commenting on the launch, Ahmed Gaber, Chairperson of Nile Stone, said Samaya Residence reflects the company's approach to developing residential communities that prioritise space, functionality and long-term liveability. He added that the company aims to deliver housing products aligned with changing consumer preferences in emerging residential districts across west Cairo.
